J L.: Joseph and his crew did a fantastic job from start to finish. Our ADU unit was completed beautifully, including two bathrooms, a kitchen, and a complete roof replacement. The craftsmanship is excellent, the team was professional and respectful, and the worksite stayed clean. We're extremely happy with the results and highly recommend them!

Tile Roof Underlayment Replacement in Los Angeles
Clay and concrete tile roofs last 50 years or more — but the underlayment beneath them doesn't. If your tile roof is 20+ years old, the underlayment is likely failing, even if the tiles look fine from the street. Water finds the cracks and gets into your home.

What is underlayment and why it fails
Underlayment is the waterproof barrier between your tiles and the wood decking below. In Los Angeles, the sun bakes it, heat expands and contracts it, and after 20-30 years it becomes brittle, cracks, and loses its seal. The tiles above it may look perfect — but the water barrier underneath is gone.
The lift-and-relay process
We carefully remove your tiles, inspect the wood decking underneath, install new premium underlayment (typically 40-pound or self-adhering), replace any damaged flashing, then reinstall your original tiles. You keep the look of your roof and get a brand-new waterproofing system underneath.
- Tiles are carefully removed and stored — not thrown away
- Wood decking is inspected and repaired as needed
- New premium underlayment installed to current code
- Flashing around chimneys, skylights, and valleys replaced
- Your original tiles are reinstalled with new fasteners
Signs your underlayment needs replacing
Don't wait for an active leak — by then, the decking may already be damaged. Watch for:
- Your tile roof is 20+ years old and has never had the underlayment replaced
- Water stains on ceilings or walls, especially after heavy rain
- Cracked or missing tiles that let water reach the underlayment
- Soft spots or sagging in the roof deck when walked on
Frequently Asked Questions
How long does tile roof underlayment replacement take?
Most residential tile roof underlayment replacements take three to five working days, depending on roof size and how much decking repair is needed. We protect your property and clean up each day before we leave.
Do I need a permit for underlayment replacement?
Yes. Replacing underlayment is considered a reroof in most Los Angeles-area cities and requires a building permit and final inspection. We pull the permit and schedule the inspections as part of the job.
Can you reuse my existing tiles?
In most cases, yes. We carefully remove and store your tiles during the underlayment replacement, then reinstall them. If some tiles are cracked or broken, we replace them — we can often source matching tiles, or you may have spares from the original installation.
How much does tile roof underlayment replacement cost in Los Angeles?
The cost depends on roof size, pitch, tile type (clay vs. concrete), and how much decking repair is needed. We inspect the roof and give you a free written estimate with each item listed so you can compare bids fairly.
